In August 2023, Affinity Biohazard Solutions responded to an unattended death at a two-bedroom, single-family home in Peoria, Arizona. The combination of extreme summer temperatures and the time elapsed before discovery created a complex remediation environment involving severe decomposition odor, widespread insect activity, and contamination extending beyond the primary loss area.
Our assessment determined that contamination had spread throughout the home, including the HVAC system, requiring a comprehensive remediation strategy rather than treatment of a single room. Specialized containment procedures, odor remediation, ATP testing, and full biohazard decontamination were performed to safely restore the property.

Arizona’s extreme summer temperatures significantly increased the complexity of this unattended death remediation. Accelerated decomposition, persistent odor migration, widespread insect activity, and contamination extending beyond the primary loss site required a comprehensive whole-home remediation strategy, including treatment of the HVAC system.
A formal containment was established in the master bedroom and master bathroom, with a designated warm zone created in the adjoining hallway to prevent cross-contamination. Air scrubbers equipped with charcoal filters were strategically placed within the containment area and the living room, operating continuously to capture airborne contaminants and begin reducing persistent odors throughout the home.

Biohazard Remediation Process
All contaminated contents, furniture, electronics, bedding, flooring, and biological material were carefully removed from the master bedroom and master bathroom. All affected materials were packaged, handled, and disposed of in accordance with applicable biohazard waste regulations before remediation continued.
Insect activity and associated biological material were addressed throughout the home, including areas beyond the primary containment zone. This whole-home treatment ensured all affected areas were properly remediated before the cleaning and disinfection process continued.
Air scrubbers equipped with charcoal filters operated continuously to capture airborne contaminants and reduce persistent decomposition odors throughout the remediation process. HVAC vents throughout the home were individually treated to eliminate odor compounds circulating through the duct system, preventing remediated areas from being re-contaminated by the home’s air circulation system.
An enzymatic cleaner was applied to all affected surfaces to break down organic biological matter at the molecular level, serving as a foundational step before disinfection. Degreasers were then applied to hard surfaces and structural elements to address lipid-based biological residues, followed by high-temperature steam treatment on applicable surfaces and flooring areas to penetrate porous materials and neutralize biological contamination at depth.
A broad-spectrum Shockwave disinfectant was applied throughout all affected areas for comprehensive pathogen elimination. An IAQ peroxide-based cleaner was then used to treat surfaces and assist in odor neutralization, providing an additional level of cleaning while improving indoor air quality.
All wall surfaces within the affected areas were thoroughly washed to remove odor compounds absorbed into the paint and wall substrate. Structural surfaces requiring odor encapsulation were then sealed with a shellac-based primer, locking in any residual odor compounds while providing a clean substrate for repainting and final repairs.
