Incident Overview

When a resident of a senior living facility in Glendale, Arizona passed away and was not discovered for some time, the resulting biohazard situation required immediate, professional intervention. Despite occurring in winter, Arizona’s characteristically warm temperatures accelerated the decomposition process, intensifying both the biological contamination and the odor impact on the unit.

Initial Assessment & Containment

Upon arrival, our certified technicians conducted a thorough assessment of the scene. The unit presented with active decomposition residue, heavily affected soft goods, rotting food, and pervasive malodor, all compounded by the warm winter temperatures that had accelerated biological breakdown.

Before any remediation work began, a full containment was established at the unit entrance to prevent cross-contamination into the facility’s common areas and adjoining units. An air scrubber with dedicated tubing was set up inside the unit and vented outward through a sealed window, creating negative air pressure that continuously filtered airborne particles and controlled odor migration. All technicians worked in full personal protective equipment throughout the project.

Complications: Subsurface Spread & Severe Odor

This project presented two significant complications that required adaptive, technical solutions beyond standard surface cleanup:

Decomposition Beneath the LVP Flooring

Decomposition fluids had migrated beneath the luxury vinyl plank (LVP) flooring and saturated the adhesive glue layer underneath. This type of subsurface spread is a critical finding, if left unaddressed, contamination trapped beneath flooring will continue to off-gas odor and harbor biological hazard indefinitely, regardless of surface-level cleaning.

Our team removed the affected LVP flooring entirely, treating it as biohazardous waste in accordance with applicable regulations. The contaminated adhesive layer was then removed using a power scraper, exposing the concrete subfloor beneath. The subfloor was thoroughly decontaminated and then sealed with a shellac-based primer, an industry-standard barrier that encapsulates any residual biological compounds and odor-causing molecules at the substrate level, preventing future off-gassing.

Pervasive Decomposition Odor

The unit was severely odorous as a result of the decomposition event. Contributing factors included:

  • Multiple clothing items saturated with decomposition fluids and odor
  • A mattress and bed linens directly affected by the loss site
  • Rotting food present in the unit, adding a compounding odor source
  • Odor absorption into wall surfaces and soft furnishings throughout the space

All contaminated and irreversibly odorous items, clothing, mattress, and bedding were removed and properly disposed of as biohazardous material. The rotting food was also cleared and disposed of appropriately.

Remediation Process

With containment in place and the scope of work fully understood, our team executed a comprehensive multi-phase remediation process:

Biohazardous Material Removal All soft goods, flooring, and biological material were carefully removed, bagged, and disposed of per biohazard waste protocols.
Power Scraping & Subfloor Prep Contaminated LVP adhesive was removed from the concrete subfloor using a power scraper, exposing clean substrate for treatment.
Degreaser Application A professional-grade degreaser was applied to break down lipid-based biological residues on hard surfaces, subfloor, and structural elements.
Unsmoke Wall Wash All wall surfaces were treated with Unsmoke Wall Wash, a product specifically formulated to neutralize odor-causing compounds embedded in painted and porous wall surfaces; a critical step given the degree of odor absorption in the unit.
Product 300 Treatment Hard surfaces and structural materials received treatment with Product 300 for comprehensive decontamination.
Steam Treatment A steamer was used on applicable surfaces to penetrate and neutralize biological contamination and odor at a deeper level than chemical application alone.
Shellac Primer Sealing The concrete subfloor was sealed with shellac primer following decontamination, locking in any residual odor compounds and providing a clean surface for future flooring installation.
Product 522 Application Applied as part of the final decontamination and odor-neutralization protocol.
HEPA Vacuuming All surfaces were HEPA vacuumed to capture fine particulate matter without redistributing it into the air.
Air Scrubbing The air scrubber ran continuously throughout the project, filtering airborne contaminants and exhausting treated air out of the unit.
General Cleaning A thorough general cleaning pass was performed across all surfaces to restore the unit’s cleanliness.
Ozone Generation As a final odor-elimination step, ozone generation was deployed in the sealed unit to oxidize any remaining odor molecules embedded in walls, ceilings, and residual soft materials.

Outcome

After two days of structured, methodical remediation work, the unit was fully cleared of biological contamination and odor. The comprehensive approach removing all affected materials, decontaminating structural surfaces down to the subfloor, sealing the substrate, treating the walls, and finishing with ozone generation produced a complete and lasting result.

The unit was returned to pre-loss condition with the exception of the LVP flooring, which required replacement as part of the property’s ongoing restoration. New flooring could be installed directly onto the sealed, decontaminated subfloor our team left behind.

No laboratory testing was required by the client for this project, as the visual, physical, and olfactory results were definitive: the unit was odor-free and visibly restored upon completion of all remediation phases.
